Registration in Amsterdam

In the Netherlands, the updated National Housing Law came into force on 1 January 2021. Amsterdam is the first city in the Netherlands to, based on that law, introduce a registration system. We voluntarily support the city of Amsterdam in implementing the registration system and we want to contribute to the success of this registration system and ensure that the municipality has the insights it needs to effectively and proportionately regulate vacation rentals.

No registration number, no listing

As part of our commitment to National Registration, we will educate hosts in Amsterdam about how the new law applies to them to ensure they register in time. We encourage everyone to follow the rules.

  • Existing hosts will be required to register by October 1st of 2021, unless they are exempt from registration, such as hotels.
  • From April 1st, new hosts in Amsterdam that are not exempt from this obligation will only be able to enlist with a registration number.
  • The period of April-October is a six month educational period to inform hosts about the registration process.
  • Listings that are required to display a registration number and do not show one will be automatically deactivated from Airbnb on October 1st of 2021.

How it works

Step 1: Register with the municipality

All hosts, except those that are exempt because they for example host a hotel, need to register their listing and can do so via the website of the municipality of Amsterdam from April 1st, 2021. Registration happens via an online form on the city of Amsterdam’s website, is free of charge and will only take a few minutes to complete. Hosts receive their registration number instantly.

Step 2: Add registration number to listing page

Hosts who have obtained their registration number for their listing will then need to add the details to their listing. When hosts log in to their account, they will be prompted to add these details under the regulations tab and once that process is completed their registration number will be visible on their listing page (if they haven’t claimed to be exempt, like hosts who host a hotel).
